Not everyone can, or indeed wants to own their own home. Most of the time it is simply more convenient to rent a property to allow you to have the lifestyle you need without any of the hassle of home ownership.


With that in mind we have put together some pearls of wisdom for potential rentors with our handy guide below.


Your first contact with Robinson Hornsby is usually to ascertain whether we have a suitable property for you. To enable us to meet your expectations and find the right property for you we will ask you a range of questions…… we are not being nosey but maybe just a little inquisitive!! Plus you can choose to be instantly notified as new properties become available through text and email alerts.


We don’t want you to waste your time viewing properties which do not meet your requirements, in order to match you to the right property we will ask

  • What is the maximum rent you wish to pay?
  • In which area do you want to live?
  • How many bedrooms do you want?
  • Do you have any pets?
  • Do you smoke?
  • How quickly are you looking to move?
  • Are you in full time employment?
  • We will also need your contact details including your address, email and telephone numbers.


We will then explain our referencing process, which is simple and straight forward and is carried out via text message, online completion of forms and email.

Your viewing appointment will be made at a time to suit you, depending on the property the viewing could be with our staff, the existing tenant or indeed the landlord. This appointment will be confirmed to you by text message and/ or by email. Please if you can’t make the appointment – call and let us know.

After the viewing we will contact you for feedback and start your application for the property, making sure that both you and the landlord are in agreement to the terms and conditions of the proposed let.

Robinson Hornsby Agency Fees are listed below for your information:

1 Person including references and tenancy agreement £195 + VAT @20% = £234

1 Couple including references and tenancy agreement £215 + VAT @20% = £258

2 Sharers including references and tenancy agreement £255 + VAT @20% = £306

Additional sharer £75 + VAT @ 20% = £90

Guarantor (added later) Including Guarantor agreement £50 + VAT @20% = £60

Saturday move-in £50 + VAT @20% = £60

These fees are paid when a proposed tenancy is agreed. Upon successful completion of the references a proposed move in date is discussed and agreed. Most tenancies are prepared on an Assured Shorthold Tenancy for a minimum of 6 months, however longer agreements can be negotiated.


In certain cases a Guarantor must be provided at the start of the tenancy and for as long as it continues. The Guarantor must be referenced as well as the tenant. They will also be required to sign a Guarantor Deed and provide photographic Proof of Identity at the signing of the Deed.


This initial fee will not be returned if you withdraw your application for any reason. It would be refunded, however, less any specific costs we have already incurred if, due to unforeseen circumstances or the landlord withdraws the property from the market. If a property is withdrawn, at any time, Robinson Hornsby cannot accept liability for any costs or inconvenience suffered by the applicants.


On the day of move in you will be required to attend our office to sign the Agreement and pay the appropriate monies, usually being the first months rent and deposit.


The majority of our properties are managed therefore we will continue to be your first point of contact once your tenancy has started. More specific information in the form of a Managed Tenants Guide will be supplied to you at the move in appointment.


Some Landlords manage their own property, in which case the necessary contact details for your landlord will be given to you at the signing of the Agreement.


Deposits paid on properties will be protected with My Deposits or the DPS you will be notified of this within 30 days of your tenancy commencement.
